Other Tips
Your dad has already told you all this - but just in case you weren’t listening here are some basic tips that can help with purchasing a property.
Spend the time looking
Don’t rush into any purchase! Take your time to get to know the area and look at a number of similar properties. This will give you a greater appreciation of the area and what is good value.
Calculate all your costs
Understand all your costs. Our comparison technology provides information relating to mortgage repayments, stamp duty and mortgage insurance. Also investigate other costs like conveyancer fees and pest reports to help with preparing your budget.
Don’t make an emotional purchase
It can be easy to pay too much for a property because you have ‘fallen in love’ with it. Understand that you need to look at the property for what it has to offer in comparison to other comparable properties in the area. Don’t get carried away and offer too much.
Be wary of offers you provide the agent
Whilst the agent will appear to be your best friend, always remember that he’s is acting on behalf of the seller. It is in his best interests to achieve the highest price possible for his client. Don’t openly convey the maximum amount you are willing to pay for the property too early as you may find that you run the risk of paying too much.
Have experts complete detailed inspections
It can be difficult for most people to identify fundamental problems with a property. It is very important that you engage experts to compile building and pest reports that will assist you in making the right purchase.
Read your contract in detail
Whilst you may be relying on your conveyancer or solicitor to understand the contract you should take the time to read it yourself. There may be special conditions within the contract that could alter your decision to purchase the property.
